1) Start with the envelope concept

Define the continuous lines of water-shedding, air-tightness, vapor control, and thermal insulation.
Every junction (foundation–wall, wall–roof, window–frame) must maintain these lines without gaps.

2) Foundation drainage & waterproofing

  • Perimeter drains to a sump or storm line, with cleanouts.
  • Capillary break under slabs (washed gravel + vapor barrier).
  • Self-adhesive/bentonite membranes on basements and splash protection above grade.

3) External insulation for masonry and concrete

Placing insulation outside keeps structural mass warm, reduces thermal bridges, and protects against freeze–thaw.
Use systems rated for Scandinavian exposure and verify fire performance.

4) Roofs that shed water first

  • Robust underlay, correct fall/slope, and continuous ventilation.
  • Metal flashings at valleys, chimneys, skylights; double-seal penetrations.
  • Snow-load and wind-uplift detailing per local standards.

5) Airtightness you can measure

Plan taping/ membranes at design stage. Test with blower-door (n50) and fix leaks before finishes.
Airtightness boosts comfort and stops interstitial condensation.

6) Smart vapor control

Use variable-perm (smart) vapor retarders on the warm side for timber walls/roofs.
Let assemblies dry to at least one side and avoid double vapor barriers.

7) Windows & doors = critical junctions

  • Triple glazing with warm edge spacers and insulated frames.
  • Install in the insulation layer; use sill pans, compressible tapes, and backer-rod + sealant.

8) Ventilated facades & rainscreens

Keep cladding outboard of a drained, ventilated cavity with insect screens. This lets incidental water out and the wall dry quickly.

9) Surface water management

  • Graded terrain away from the building (≥ 1:50 for first 2–3 m).
  • Oversized gutters/downpipes with leaf guards and heat-trace where needed.
  • LAR (local rainwater solutions): soakaways, permeable paving, or green roofs where appropriate.

10) Plan for maintenance & replacement

Design accessible flashings, removable facade panels, and documented details. Inspect roof and envelope every 5–10 years.
